Access Statement 

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to describe accurately the facilities and services that we offer all our guests/visitors. 
Situated in the heart of the South Hams, Kerswell Farmhouse is an idyllic place to stay for those seeking a quiet retreat or doing business in South Devon (Torquay 10 miles, Plymouth 20 miles). The ancient market town of Totnes and the beautiful port of Dartmouth are 15 minutes away by car. 
Kerswell Farmhouse is located at 135m above sea level and enjoys unparalleled views across open countryside to Dartmoor in the west. It is approached through a network of country lanes which unfortunately enjoys only an occasional bus service. 
Kerswell Farmhouse offers five double rooms en suite. One double room is on the ground floor with direct entry access and one internal step. There is level access to the bathroom and shower. 
The breakfast menu offers a wide range of dishes. Food is locally sourced whenever possible.

The nearest railway station is Totnes, which is 4 miles away. Taxis are available at the station and Happy Cabby has vehicles with special access (Tel: 01803 559292 or 07979 044146). 
Kerswell Farmhouse has a gravel drive and access to the farmhouse and barn is across a gravelled courtyard. 
Car parking spaces are available at the end of the gravel drive. The car park is well lit at night by motion sensing lights. 
There are two steps to the farmhouse front door and one to the barn front doors. 
Front doors are 850mm wide. 
Assistance with luggage is always offered. 
Guests are welcomed in the hall, which has one further step after which the ground floor is level throughout. 
An old bench seat against the wall is available inside the hall. 
Guests are escorted to their rooms and all facilities are explained to them. 
Double rooms en suite are available on the first floor of the farmhouse (Mead, Hartley and Northcott), the first floor of the barn (Gosden) and the ground floor of the barn (Bonberry). Bonberry and Gosden rooms can be converted to twin-bedded rooms. 
Bonberry enjoys a private sitting room with one step up from the bedroom. 
The farmhouse and barn do not have lifts. 
The height of all of the beds from the top of the mattress to the floor is 600-650mm. 
Rooms are discreetly lit with a range of occasional lamps and Bonberry, Northcott and Mead also have uplights fitted with dimmer switches.. All rooms have bedside lamps with door and bedside two-way switching. 
All rooms have goose down duvets, pure cotton sheets, towels and bathroom products by The White Company. 
All rooms have flat-screen HD/digital/freeview televisions with DVD players. 
All televisions have remote control devices. 
All rooms have slatted oak window blinds that can be opened and closed using a remote control device. 
All rooms have under floor heating which can be controlled using remote control devices. 
All rooms have totally silent refrigerators. 
All rooms have en-suite bathrooms. Mead has a shower cabinet with double glass doors opening outwards and other double rooms have level entry walk-in showers. Hartley’s bathroom has a glass-screened shower above the circular end of the bath. Northcott 's bathroom does not have a bath. 
All bathrooms and cloakrooms have hand-held douches next to the lavatory. 
The lavatory pedestal height is 480mm (Mead, Hartley and Northcott) and 400mm (Bonberry and Gosden). 
The wash basin plinth height is 800mm. 
Floors have ceramic tiles and level entry shower floors have non-slip tiles. 
Bathrooms are brightly lit with LED spotlights and illuminated mirrors above hand basins. 
The doors to the bathrooms are 750mm wide. 
All washbasins have lever taps 
Dining Rooms 
The main dining room is situated on the ground floor of the farmhouse with level entry from the hall and is level throughout. 
The door opening to the dining room is 1500mm wide, 
Lighting is provided by 14 candle bulbs adjusted by dimmer switches 
Floors throughout the farmhouse and barn are solid oak with occasional oriental rugs which have been treated with an anti-slip product. 
Some dietary requirements can be catered for. Please discuss these when booking. 
Breakfast is served individually at table but fruit juices, yoghourt, cereals and fruit are provided buffet style. 
A cloakroom with lavatory and wash basin is located across the hall from the dining room. The door is 650mm wide. 
A second dining room called The Garden Room is reached through the drawing room. It has exceptional views. 
Other rooms used by guests 
The hall, stairs and landing are well lit using a large number of ceiling spotlights. The drawing room is lit by uplight floor lamps. 
There is flight of oak stairs to the first floor with a handrail to one side. 
There is a very slight change of level between the two parts of the farmhouse on the first floor landing. There is no step but a slight slope in the floor. 
The door to the drawing room is 1500mm wide. 
All rooms open to guests have solid oak floors with under floor heating. 
Additional Information 
The grounds and footpaths of Kerswell have steep gradients and many steps in all directions with the exception of the small cottage garden adjacent to Bonberry Room which is flat. 
A set of evacuation procedures is available in each guest bedroom. 
If required please request on arrival that assistance be provided in the event of any evacuation. 
The nearest General Hospital with an A&E unit is 10 miles away in Torquay and the nearest Doctor’s surgery is 4 miles away in Totnes. Please let us know if you require further information about these. 
Free WiFi Internet access is available through the farmhouse and barn.
