Terms and Conditions

Prices given are per room per night for single or double occupancy, and include full Devonshire breakfast, fibre broadband and parking.
For all bookings, other than those made through the Booking.com and AirB&B websites, payment in full will be required within 5 days of the date of the confirmation sent by Kerswell Farmhouse unless stated otherwise. This may be paid by cheque payable to Graham Hawkins or by BACS transfer.
A full refund will be available for cancellations resulting from changes to Government guidelines re Covid-19, decisions taken by Kerswell Farm or for any certified reason presented by the guest re having contracted Covid-19 or being unable to visit because of contact with an individual testing positive for the illness thus necessitating quarantine.
Otherwise if cancellation is required please remember that a contract exists once a booking has been made. For all bookings, other than those made through the Booking.com website (see below), it is Kerswell Farm policy that guests are liable for 50% of the rate if cancellation is in the period more than 28 days prior to the day of the start of the visit, and 100% thereafter.
Special terms and conditions apply to bookings made through the Booking.com and AirB&B websites for which all bookings must be paid for in full in advance and all payments are non-refundable unless cancellation is for any of the reasons associated with Covid-19 as detailed above in which case a 100% refund will be available.
Use of facilities
We hope you enjoy the farmhouse and gardens during your stay. Resident guests may enjoy the gardens and fields of Kerswell at any time but we ask that you appreciate that Kerswell is also a home and a working farm.
Check in and check out
Guests are welcome to check in between 16.00-20.00. Please let us know prior to your arrival if you need to check in earlier or later and we will do our best to accommodate you. Check out is by 11.00 on the day of departure.
Children and pets
Children aged 12 and over are welcome. We do not have any family rooms. We regret that pets cannot be accommodated.
If you have any specific dietary requirements please let us know before you arrive.
Items left in the rooms
Any personal items left in the rooms may be reclaimed within 7 days on payment of appropriate postal costs. After 7 days suitable items will be given to a charity shop.
